Mixed household - 40+ only please

We have a large, furnished room for rent in a lovely house in Leytonstone. The house also has a small garden, separate dining room and separate lounge. The house is close to bus routes (257 and 339) and it takes about 10 min to get to Stratford station by bus, 15 min to walk to Leyton station and Leytonstone overground etc. Easy access to the Tube (Jubilee and Central lines), DLR, Elizabeth line (10 min walk) from Maryland station etc. Also close to Westfield etc.
The room comes with a double bed, mirror, curtains, chest of drawers and wardrobe.
There are currently 2 of us living in the house - one man (gay / 48) and one female (straight / 41). We have been living together for nearly 5 years with our previous flatmate who has moved out now. One of the tenants has been living in the property since 2006. We have a lovely relationship with our landlady who is quick to sort things out when needed.
Rent is £670 pcm and bills average around £190 pcm - except when the water bill comes and then it is around £240-£250 per person (twice a year).
The house has a modern kitchen and the garden is very private which is lovely (though none of us have green thumbs to keep things growing!).
We are looking for a man aged 40 and above to share our home with us and for someone who holds a professional job - which we also do.
Drugs is a definite ‘no’ in this household.
Smoking / Vaping is also not allowed in the property but not a problem in the garden.
One of the tenants works from home 2 days a week so we have fast internet, virgin TV etc in the house as well.
The kitchen is also well stocked so all of that is included with the rent.

The room and house is currently being repainted on the inside and should be done within a week or two!
