The flat is just 10 minutes from East Croydon station on foot and then another 15 minutes to central London.

I'm offering the double bedroom and private access to the main bathroom with bath.

There's a large wardrobe, a mirror, under-bed storage, a bedside table and a tall unit.

In the photos, the plants, small decorations and rug will be going with the current flat mate but the rest will remain.

I live in a gated and quiet community. It's spacious, clean and modern. There is a parking space that you can use, but I currently rent that out but am willing to remove that ad and offer at a reduced price to you of £50 a month. There is also a bike shed.

There's a very good-sized private garden with patio and AstroTurf so it's always green, and there's also a very big communal garden that you would be free to use.

There's good Wi-Fi.

The kitchen is well stocked with all the usuals and some cool gadgets like a Ninja multi-cooker (air-fryer and more), a ninja soup maker/blender, a ninja smart kettle and a ninja 3-in-1 toaster/panini press, all of which I'm happy to share.

I live on a peaceful and quiet street which is perfect for a morning run or walk and leads to the enormous Lloyd Park (about 10 minute walk away) and connects to other beautiful green spaces (just ask for recommendations).

Transport is really good and is probably one of the best outside of central London.

• 15-minute trains to Crystal Palace, Gatwick Airport and Central London (London Bridge and Victoria Station for zone 1)

• 20-minute train to Farringdon Station for the Elizabeth Line.

• 25-minute train to St Pancras for Eurostar connections.

• 45-minute train to Brighton for the coast.

There are two gyms in walking distance from the station and good connections to supermarkets.

I'm a communications professional working in Central London. The work is varied and interesting and means I'm usually in the office two to three days per week. I use the desk in the living room when I work from home but also have a desk in my bedroom if you need the space. I'm quiet, clean (but not obsessively so), respectful, calm and loving. I enjoy my own space but also love to share, so you will hopefully get a nice balance of privacy and community.

The rent includes all bills including a gardener, (excluding food and personal cleaning/laundry items).

I'm looking for a new flatmate following a relationship breakup so I will be living solo from end of March.
